About the property

This large and beautifully renovated house is situated in the heart of Aldeburgh, offering spacious and stylish accommodation on three floors, all from a vantage point above a book shop on the High Street. It is light and airy throughout, with five bedrooms, two bathrooms, two shower rooms, and a large back garden - it provides fabulous accommodation for families or groups of friends.

The location is ideal for Aldeburgh’s acclaimed restaurants and beach – with the shops, bakery and pub just a stones throw away.

The entrance to the house is on Chopping Hill, just around the corner from the High Street. The large entrance lobby has plenty of room for coats and boots and a back door leading into the back garden.

Wide stairs from the entrance lobby lead up to the stylish hand-made kitchen, with the spacious dining room beyond, there is also a utility/shower room leading off the kitchen.  These rooms are above a book shop, affording views along the High Street in both directions from this first floor vantage point.  

The kitchen is very well equipped with pale blue painted bespoke kitchen units with maple worktops, a Falcon range cooker with 5 gas hobs and 3 ovens, dishwasher, side by side stainless steel fridge, a large wine fridge, a coffee machine and oak flooring. 

Just off the kitchen is the utility room with washing machine and tumble dryer, microwave, work surface and butler sink.  This room leads to the shower room which has a large shower, hand basin, w.c. and chrome column radiator.   

The kitchen opens up into the dining room with three large windows looking out over the High Street, with oak flooring and halogen lighting.  There is a large modern maple rectory table with long benches either side and Philippe Stark ‘Ghost’ chairs at either end, providing seating for 12 people.  The room also has a wood burning stove, an Ipod player and a Radio/CD player. 

A hallway from the dining room leads to the two cosy living rooms, a shower room and stairs to the bedrooms.  The main living room has a wood-burning stove, two 3-seater sofas and a chair, a flat screen TV, DVD player and freeview box.  Steps lead to glazed doors in the living room to provide direct access out onto the raised decking, with steps down to the back garden.   

Across the hall from the living room is a ‘snug’ living room with a 3 seater sofa and single chair, a fire place (not in use), flat screen TV and DVD player.  There’s a handy cupboard with a stock of DVDs, games and books and sash windows providing views over the High Street.

At the end of the hall is a shower room with a curved shower, w.c., small hand basin, a chrome column radiator and floor and ceiling halogen lights.

Stairs lead to the second floor:

Bedroom 1: With a large double bed, chest of drawers, built-in wardrobe, halogen lights and double aspect windows facing south and east.

En suite/bathroom 1: This bathroom is next to Bedroom 1 and has two lockable doors to allow it to be used as either a family bathroom or as an en suite.  It has a bath, hand basin, w.c., chrome column radiator and oak flooring.

Bedroom 2: sleeps 2 in bunk beds, with a fitted wardrobe, chest of drawers and window looking over the high street.

Bedroom 3: A lovely single room with a chest of drawers and fitted wardrobe.

Bathroom 2: with a bath, hand basin and w.c., chrome column radiator and oak flooring.

Stairs lead to a third floor landing where there are two further bedrooms with partially sloping walls:

Bedroom 4: with a double bed, 2 roof light windows, chest of drawers, plus a fitted wardrobe on the landing.

Bedroom 5: with a double bed, 2 roof light windows, dressing table, plus a fitted wardrobe on the landing.

Outside is a large back garden with a raised decking to catch the afternoon and evening sun.  There is garden furniture and an outside table tennis table.

Mansard House is located centrally on Aldeburgh's High Street, the town’s popular shops, restaurants, art galleries and beach are very close by.

All prices include 100% cotton bed linen and towels, gas and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.

The property is equipped with gas central heating, two wood burning stoves, gas hob and electric ovens, microwave, dishwasher, side by side fridge freezer, wine fridge, washing machine, tumble dryer, TV, DVD player, CD/radio/Ipod player, garden furniture, outdoor table tennis table and BBQ.  A travel cot is available on request. 

Restrictions: Sorry, no smoking, pets or unaccompanied teenagers permitted at the property. 

Tariff

£755 to £1655 a week depending on the time of year. Shorter breaks are available when there is late availability – please check the online calendar for details.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
