Romulus, The Old Smithy, Larling, Norfolk
About the property
Romulus is one of a pair of converted cottages in the old Smithy at Manor Farm, with stunning views across open fields, countryside, the village church, with occasional chickens wandering by. This lovely Norfolk holiday cottage sleeps 2 people and has been furnished to a high standard, and has wireless broadband access.
Inside the rooms are all on one floor. There’s a large open plan living space, a double bedroom and an en-suite bath/shower room. Outside there’s a large patio area with garden furniture and uninterrupted views across open countryside. There are footpaths close by for you to explore and a pub with real ales within a 10 minute walk.
Open living/dining/kitchen room: This large room has living area with a two seater sofa and a wicker chair with cushions, TV with DVD player, a wooden dining table and chairs and a kitchen with built-in appliances including an electric hob and oven, dishwasher, and microwave. There are two double patio doors with super views across open fields and woods.
Bedroom: A light and airy room with a double bed, built-in wardrobe, chest of drawers and bedside tables.
En suite: There’s a bath with a shower over it, a hand basin, w.c. and towel radiator.
All the rooms have tiled floors and underfloor heating.
Outside there is a large patio with a table and chairs for dining on warm days and off road parking. The patio is screened from the neighbouring holiday cottage, with both cottages sharing a large lawned area beyond. Please note that traffic noise can sometimes be heard from the A11, depending on the wind direction.
On our visit we saw occasional guinea fowl, chickens and ducks grazing on the lawn. The farmer explained that a chicken often visits his house to lay an egg in his armchair – what a good home delivery service!
About the area
Romulus is one of a pair of Norfolk self-catering cottages at Manor Farm in Larling. Click here to see details of the second property, which sleeps four people. There are a number of footpaths and bridal ways nearby crossing open fields and countryside. There’s a pub nearby which is owned by the brother of the farmer so you can be assured of a warm welcome. The farm is close to the A11 and convenient for trips into both Norfolk and Suffolk.
There are many local attractions in the area, including Thetford Forest which is ideal for walking and cycling (if you’re feeling more adventurous try the ‘Go Ape’ high wire experience at High Lodge where you’ll be fitted with a harness before tackling rope bridges, and zip slides high above the forest floor!).
Then there’s Banham Zoo and Grimes Graves, a 5,000 year old flint mine where visitors can decend 30 feet by ladder to explore one of the excavated shafts. Further afield there’s Oxburgh Hall, a beautiful 15th century moated house owned by the National Trust, with secret doors and a priest hole; and then there’s Norwich with it’s beautiful cathedral, historic buildings and independent shops.
What's included?
All prices include 100% cotton bed linen and towels, heating and electricity plus a welcome bottle of wine and biscuits to help you get your break off to a relaxing start.
This holiday cottage in Norfolk is equipped with under-floor heating throughout, an electric hob and oven, dishwasher, fridge with a small freezer compartment, microwave, a flat screen TV, and DVD player. The house has wireless broadband although please note that there is no helpline support for this. A travel cot and a BBQ are available on request.
Restrictions: Sorry no smoking, pets or unaccompanied teenagers permitted at the property.
Tariff
£270 to £540 a week depending on the time of year. Weekend and mid-week breaks are often available - please check the online calendar for details.

3. How to pay. When you have filled out your booking form you can choose to pay online by credit or debit card or send a cheque. A 25% deposit is requested at the time of your booking. The balance and a £100 returnable good housekeeping deposit (subject to terms and conditions) are due six weeks before your holiday commences. Please note there is a 1.5% charge for credit card payments. There is no charge for debit card or cheque payments.
